<p>Sometimes you will see potential building sites on the market for sale without the appropriate planning permission. Maybe the site is located in an area of land zoned for housing. <p>Planning permission for new houses in Northern Ireland can be in one of two types – outline planning permission or full planning permission. It would be normal to use this planning approval approach for houses located in rural areas where planning permission is not always guaranteed.</p>
<p>If you are certain that planning permission will be granted then you would use the full application approach. At this stage full details of the proposal are supplied to the planners for assessment. Obtaining planning permission via this method is usually much quicker than the two stage outline process. It is designed for applications where the approval is really a formality such as minor developments in the towns and city areas or alternations to existing properties.</p>
<p>So when purchasing a new building site, be sure that it comes at least with outline permission to protect your investment.</p>
